Canada’s Housing Market Eyes 2027 Recovery

As we look ahead to Canada’s housing market, it’s encouraging to see early signs of momentum: resales are improving, inventory is holding steady, and prices have begun to stabilize. Many buyers—after waiting on the sidelines—are now finding themselves in a stronger financial position, thanks to improved affordability and steady employment. It’s a shift I’m noticing firsthand among clients throughout Greater Vancouver, where thoughtful timing and preparation continue to pay off.

Looking at the numbers, forecasts suggest resales may dip about 4% to roughly 453,000 in 2026, with benchmark prices easing by 2% to around $794,000. Modest gains are expected to return in 2027, as borrowing costs hover near lows and the central bank maintains its rate stance. Of course, ongoing trade tensions and energy shocks remain factors to watch. While the recovery across provinces is expected to be gradual rather than dramatic, there’s a sense of cautious optimism—a perspective I share with clients as we navigate these transitions together. For those weighing their next move, patience and careful planning remain as important as ever.
