  • Queen’s Park heritage rules

    Queen’s Park heritage rules

Buying a character home in New Westminster’s Queen’s Park Heritage Conservation Area can offer timeless architecture and a strong sense of place, but it also comes with additional due diligence. The area’s heritage rules are designed to protect existing buildings and preserve the neighbourhood’s historic character.

Before making an offer, investigate the property’s heritage status and confirm whether it is subject to specific protections or guidelines. Review the home’s renovation history, prior permits, and any outstanding work with the City of New Westminster. This information can help you understand what has already been approved and what may require further review.

If you are considering an addition, new windows, siding, or other exterior changes, confirm whether heritage approval will be required. These rules may limit design options and affect both your renovation budget and schedule. Have your agent, contractor, designer, and other professionals confirm what work is feasible before removing subjects.

A careful review early in the process can help you avoid surprises and make a more informed purchase. If you are considering a Queen’s Park character home, connect with a New Westminster real estate professional who can help coordinate the right questions and next steps.

  • All the different ways to access equity in your home

All the different ways to access equity in your home

Buying a home is a long-term investment that builds equity over time, which can be accessed through various options. Homeowners can utilize a second mortgage, such as a home equity line of credit (HELOC) or a home equity loan, to tap into their equity. A reverse mortgage is available for seniors, allowing them to borrow against their home without monthly payments. Alternatively, refinancing can provide access to equity but may not be suitable for those planning to move soon. It's crucial to consider the risks and consult with a financial advisor before accessing home equity.

  • What First-Time Home Buyers Should Consider

What First-Time Home Buyers Should Consider

For those stepping into the world of homeownership for the first time, it’s important to understand the key protections involved. Mortgage insurance—required in Canada when your down payment is under 20%—acts as a safeguard for lenders if a borrower defaults. Meanwhile, home insurance is what shields you as a homeowner from unexpected damage to your property. Over the years, I’ve seen how preparation helps my clients approach buying a home with confidence. Navigating these steps with attention to both your financial and emotional interests can make your first purchase not just successful, but truly rewarding.

  • Canadian Home Sales Slide 6.9% Yearly

The latest mid-Q3 numbers reveal a notable shift: Canadian home sales dropped about 1% month-over-month and nearly 7% compared to last year. Price growth has paused, with the national price index flat month-over-month and down roughly 3% year-over-year, while new listings actually rebounded 3% after several months of decline. The sales-to-new listings ratio now sits at 49%, easing further from the early Q3 mark of 51%, and well below the long-term average of 55% across Canada. These changes reflect what many of you have been feeling—economic uncertainty and the reality of higher mortgage costs are shaping decisions for buyers and sellers alike. Economists note that inflation risks and concerns about recent economic growth are impacting the overall market backdrop, while higher bond yields have pushed fixed mortgage rates upward. At this stage, markets are pricing in a 60% chance of a rate hike in early Q4, and more than a percentage point of additional tightening by 2027. As someone who prioritizes both the financial and emotional interests of my clients, I know navigating this landscape requires careful planning, patience, and a clear understanding of your goals. If you’re considering your next move, taking a thoughtful, data-driven approach remains more important than ever.

Private sector must lead Canada’s housing response, Carleton expert says

Canada has made progress on housing reform but still faces a significant affordability and supply crisis. Housing starts are about 250,000 annually, far below the 400,000-470,000 needed. Rapid population growth has worsened the shortage. Residential construction supports over 1.2 million jobs and $213 billion in investment. Development charges, which can add up to 16% of new home costs, are a major barrier. Reducing fees and approval delays could boost housing supply.
